Sealcoating your apartment complex parking lot can provide an inviting area for your tenants to park, but there are a few things you'll need to do to prepare for this project. Use this guide to get your complex prepped and ready for parking lot sealcoating.

Make Arrangements For Your Dumpsters

If your dumpsters are situated in your parking lot, you'll want to make sure they are removed for the day of the sealcoating project. Work with your dumpster rental company to have the dumpsters removed the day before the project is set to begin, and be sure to have the dumpsters returned when your paving contractor says it is safe to bring them back. You'll want to let your tenants know that there will be no dumpster service on the day of the paving work, as this will help them plan to take out their trash a day early.

Arrange For Alternate Parking

Your tenants will need to have a place to park their vehicles while your paving contractors are working. If you have a large apartment complex, you may be able to section off different areas for sealcoating so part of the lot is still available for use. Offer guest parking spots to those being inconvenienced by the sealcoating project each day. If your lot is not large enough to be sectioned off, consider partnering with your local government to acquire street parking permits that allow only your tenants to park on a section of side streets during the project. You may also be able to partner with local businesses to borrow some available spots on their lots

Block Parking Lot Entrances

Driving on fresh pavement can damage a vehicle's tires, so you want to make sure that no one attempts to enter the parking lot during the sealcoating project. Invest in orange traffic cones to block the entrance, and use caution tape as an added measure. In some cases, your paving contractor may have pre-printed signs that can be posted as well.

Give Your Tenants Plenty Of Notice

Your tenants will need advance notice of any parking changes that will happen as part of your sealcoating project, and they may also want to be aware of when the project will be occurring. For some people, the odor of sealcoating can be overwhelming, and your tenants may choose to keep their windows closed or leave their homes for the day.

Your paving contractor can help you to determine any other steps that may be necessary to ensure your project goes smoothly, such as hiring a towing company to remove unauthorized vehicles before the work begins. Be sure to take the proper steps to prepare your apartment complex so you can improve the look of your lot and take care of any cracks or potholes that may have formed.
